We Buy Houses!

Frequently Asked Questions

Who are you?

We are a local, family owned, real estate investment company. We invest in several communities and neighborhoods in Brevard County, FL.  The owners interact directly with all customers. At Mar y Sol Properties we take privacy very seriously – any communication with us remains confidential. Your information will never be shared with anyone else.

What is the process?

If you are interested in selling your house, either give us a call or fill out the form on this page; then we will contact you to set-up a convenient time to chat. During this call or meeting, we will ask you some questions, so we get a sense of your house. We also welcome any questions you may have. If all goes well, the next step would be to set-up a time to meet (if we have not done so already) so we can see your property. If we come to a mutually agreeable price, we will have an independent title company prepare the paperwork. We will pay cash for your house and no repairs will need to be made. If a cash offer is not mutually beneficial, we have alternative solutions that may work for you. Our aim is always to do anything in our power to find a solution that meets your needs. Of course, the arrangement has to work for us as well, but in most cases we can find a win/win solution!

The benefits of selling your home to us include:
  • Fair price, all cash offer
  • No real estate commissions
  • We buy the house AS IS, no repairs needed
  • No need to clean or prepare the house for showings
  • We are extremely flexible on the closing date
  • No inspections or appraisals are needed
  • The transaction is handled by an independent title company

What makes you different from other investors?

Quite simply, we care and take pride in our work. Our mission has always been to help people in one capacity or another. Whether we are buying an investment property or selling a property, we want to make each party in the transaction feel comfortable. When we purchase a property, we want minimize any anxiety that a seller may have – we do not want to add to what is often an already stressful situation. When we sell a property, we want buyers to be confident in their purchase, and we go that extra mile. Aside from real estate, we have backgrounds in market research. We analyze each and every neighborhood we wish to invest in- we are knowledgeable of not only the area, but the neighborhood itself.

As the old adage states, “it seems too good to be true.” How can I trust you?

Good question. With anything, trust needs to be gained. This is why we encourage you to ask us questions. We pride ourselves on being honest and fair. To understand our level of honesty and our desire for helping people, we share with you the following story.

Prior to real estate, we were in the research field and for one job in particular we were contracted (through a third party) to interview people that were in the process of buying their first house (side note: this was not in Florida). As it turned out, these individuals were being scammed. It was not until we started interviewing these folks that we uncovered the true intent of the builder. Since we each had experience buying and selling properties, we caught on quickly. We were deeply disturbed by the tactics being used, so instead of continuing the interviews for which we were hired, we instead educated each person on how to properly buy a house without being scammed. Sure, we risked losing the job we were hired to do, but doing the right thing was far more important to us. To this day, we have never regretted our decision and use this example as our basis for how we conduct business.

What is your experience?

Real estate is practically inherent in Sue.  Her family has not only bought and sold real estate throughout their lives, her mother had her real estate license, her father designed their childhood home, her sibling is an architect and years ago Sue herself had her real estate license.  Given her background, real estate/investing is second nature to Sue.  It has been a passion of hers for years and what was once a hobby is now a full-time job.

Real estate also runs deep for Ricardo.  While he spent many years in marketing consulting, real estate was always a side passion of his.  His parents also bought and sold various properties while he was growing up and, like Sue, one of his siblings is an architect.  Once Ricardo relocated to Florida, he turned his interest into a full-time job.  Besides being an investor, he is also a licensed real estate Broker and a licensed real estate instructor.  With his qualifications, it makes him uniquely qualified to see each transaction from every angle.

What if I decide to list my house with a Realtor instead?

That is not a problem.  We do not want you to feel pressured to sell your house to us. In fact, depending on your needs, we may tell you that it makes more sense to list with a Realtor in the Multiple Listings Service (MLS). Ricardo is a licensed real estate agent and can advise you in that regard. Ricardo will be up-front and honest with you about the pros and cons of either going off market and selling your house for cash, or listing your property for sale on the MLS. There have been cases where he has advised sellers not to sell at all!

What will you do with the house once you own it?

In most cases we will renovate, repair and update whatever needs fixing, then we put the house on the market. Like on the show Flip or Flop, renovating houses is a risky business. Our aim is to transform the property and still make some profit to justify our effort. Unlike other investors, we do try to preserve some unique features of the home while updating the main problem areas. Our goal is to rehabilitate the home to the point where we can also sell it for a fair price so it is a win-win for all the parties.
